The Morris

The Morris is a visionary 24-unit mid-rise rental apartment building in Miami Beach’s urban core. The project seamlessly blends mid-century influences with contemporary living in the heart of the Palm View Historic District. Adapting to the surrounding environment and historical context, The Morris proposes a U-shape building massing that reinforces the continuous street line on 17th Street while being porous towards the residential neighborhood in the back. Strong continuous horizontal lines determined by the exterior balconies, planters, and trellises are facade-defining features, along with bronze-colored vertical railing, screens, and window mullions.

The Morris incorporates lush landscaping, gardens, and seating areas to provide additional privacy and buffering toward the neighboring properties. The building’s lobby fronts the main road, 17th Street; parking is concealed behind an active liner of uses. The design intends to create a welcoming ground floor environment for all residents that pedestrians, cars, or bicycles can easily access.

The units range from studios to 2 bedrooms, each with exterior balconies. Each unit is designed with ample natural light in mind, incorporating verdant vegetation to support biophilia. Each 4th-floor unit has private roof terraces connected. The project includes sea-level rise, sustainability, and resiliency criteria such as passive cooling, trellises and overhangs, resilient landscape, ground floor raised above flood elevation, and minimizing heat island effect.

The Miami Beach Residence is for a European family living in Miami. Positioned in a tight standard-size lot (7,500sf) and separated from the sea by Harbor Drive, the three-story house has a frontal view of the intra-coastal waterway. The organization responds to the desire to maximize water views, natural light, and vegetation. Blurring the distinction between indoors and outdoors, the house incorporates a front porch as an extension of the public areas, which can be joined to the living room by sliding a large glass façade out of the way. The second floor has bedrooms, and the last floor has a terrace, barbeque, and a jacuzzi prepared for large entertaining.

The Roads Townhouses is comprised of nine upscale contemporary townhomes located on a quiet street near the Vizcaya Metrorail Station, which are ideal for young professionals working in the Brickell, Coral Gables or nearby areas. Each townhome, which is approximately 2,500 square feet, has three levels with three or four bedrooms, and includes roof terraces with unobstructed views of downtown Miami, parking and a private patio on the ground floor.

BBAmiami has designed a two-story single-family home located on Hibiscus Island. The house is approximately 7,100 square feet. The ground floor is designed with the family room, kitchen, and living room all opening up to the site’s interior, which contains a large outdoor dining area and green space. The home boasts a large pool that wraps around a portion of the house and the guest cabana. The split-level formal dining room and lounge tie the ground floor to the second floor, which holds three bedrooms, three baths, and two master suites with master baths.

Workforce Housing

The Mia Workforce Housing is located in the Normandy Isle district in Miami Beach. The Design Review Board approved it on October 22, and when completed, it will include 60 studio apartments organized on three floors and retail and parking on the ground floor. The pandemic has exacerbated a dire need for workforce housing in Miami-Dade County. Mia will be the first project targeting dwellers with an income between 60% and 140% of the area’s median income. The project is targeted to be LEED Gold Certified. In terms of design, the ground floor returns the retail liner from the street, expanding the walkways to engage street life while hiding the car parking spaces behind. Ample bicycle parking further invites engagement, and the small-scale shops aim to fulfill the neighborhood’s needs. The architectural aesthetic is industrial recalling, containerized structures; this is emphasized using pain by ted metal cladding. On the upper levels, the repetitive nature of the units is broken in the façade by staggering the exterior balconies. The industrial aesthetic is carried through but with a different wall finish. The roof has a terrace for the dwellers to use. The vibrant color scheme of the catwalks and retail buildings adds a local flair to the architectural ensemble, recalling Miami Beach residential buildings and motels of the 50s.

Coral Gables Addition

The project entails adding to an existing waterfront residence in the Sunrise Harbor neighborhood of Coral Gables. The existing residence is located on a 27,000-sf lot and includes a 4-bedroom, 4.5-bathroom home with ancillary outdoor and indoor spaces that add approximately 4,237 sf.

The Sunrise Harbor neighborhood has undergone many changes in the last few years, becoming very eclectic in its styles as 60 and 70 modern homes with pitched roofs are intertwined with Mediterranean revival residences and more contemporary homes with flat roofs and defined frontal arrangements. At least four prominent houses with flat roofs within a few blocks of the waterfront residence. These tend to have large glazing panels facing the street, often double height, balconies and finishes in stucco, stone, wood, or painted metal. Landscape plays a prominent role in screening and providing privacy.

Our approach was to generate an interplay between old and new, taking the garage one story volume to establish an axis of symmetry to what happens on each side of it, existing to the right and new addition on the left. The addition respects the portico height, establishing a solid horizontal line (datum) in the second story that visually carries through both volumes. The four portico columns are replicated to emphasize the visual connection further, framing the new main entrance. The mass of the existing house is reproduced in addition to acting as a counterbalance in the symmetrical composition.

Sofi House

SoFi House is a mid-size residential project in the prestigious South of Fifth neighborhood, Miami Beach. It features four beach houses distributed along a lot fronting Washington Avenue. The Historic Preservation Board approved the project as it included the complete renovation and relocation of one of the last remaining wood cottages in the city. Each house, of approximately 2,600 sf, has living and dining areas, a kitchen, a pantry, three bedrooms, three or four bathrooms, two parking spaces, a roof-top garden, and terraces with individual pools. The design skillfully sets back from the street the four-story building massing to minimize its visual impact and carve a space for the cottage, which is adjoined to one of the units. While the south façade has strategically placed windows, the north side is defined by sliding glass walls from floor to ceiling and long balconies to take advantage of the indirect natural light. Natural materials such as white oak wood floors, stone countertops, and tropical landscapes further accentuate an environment prioritizing comfort and luxury in each unit.

The single-family residence is located in a quiet section of Meridian Avenue, directly across Miami Beach’s Golf Club. The ground floor is designed as a large garden, while the residential program is on the second floor. Elevating the house has several advantages: providing uninterrupted golf course views above the tree-tops, allowing for better cross ventilation as it takes advantage of the natural breezes at a higher elevation, and providing large terraces that serve as extensions of the rooms to entertain guests or relax. Florida’s mid-century modern architecture inspires the design with its generous overhangs and exterior window louvers to filter the direct sun, clean horizontal lines, and operable walls. Elevating the residence provided an opportunity to design a continuous garden experience at ground level, planned with lush vegetation, terraces, and water features that develop partly under cover. It is a residence designed to entertain and enjoy the unique setting in Miami Beach.

Sharp residence is located in Coconut Grove. Known as an old neighborhood hugging the coast, it has a high concentration of underground sedimentary rocks, making it ideal for heavy vegetation growth that creates a unique leafy environment. The two-story residence is designed to provide privacy towards the street, with solid walls perforated by punched openings and a very transparent side towards the backyard, enhancing the connection to the landscape, pool deck, and leafy surroundings. The residence features four bedrooms, a two-car garage, an office space, large living areas, and a guest cabana. A metal canopy frames the entrance, with a large glass pivot door at the end that provides inviting garden views beyond. The interior finishes and color palette were carefully chosen to complement the natural setting and landscape with exotic woods, stone, and exposed concrete elements.

Beachfront Residence

BBAmiami was the executive architect for a new 7,000-sf luxury modern home in Altos del Mar in Miami Beach. This waterfront property comprises six bedrooms with floor-to-ceiling windows, 5½ bathrooms, a full kitchen, and other unique amenities, including a glass elevator connecting all floors. One of the home’s unique features is the main staircase, intentionally built at a low angle to visually connect all levels as it invites guests to ascend to the upper floors and enjoy the view of the beach and sea beyond. The structure is entirely steel, with poured architectural concrete and glass completing the exterior shell. The first-floor exterior deck has a covered outdoor kitchen and lounge area, a cabana, a sauna, and a pool with a 60-foot swim lane. The rooftop deck holds incredible views from the deck and a full-sized jacuzzi, which is perfect for entertaining. The property is surrounded by a lush landscape that provides privacy, with a garden leading straight to the beach.
